The key areas of activities of limited liability company UAB \u201cVEIKUS\u201d is design management, construction management, and turnkey construction projects.\u00a0<\/strong>The company provides a series of services in the fields of construction and real estate development by helping the clients to fulfil their vision. These services range from finding a suitable site (land plot, building), drafting project designs and obtaining a construction permit, organisation of construction of a new building and its registration in the real estate register, as well as execution of various client\u2019s orders (including, but not limited to):<\/p>\n

  • Assessment of parameters of land plots and sites, coordination of procedures for preparation and approval of detailed plans, procedures for the change of designated purpose\/merger or division of land plots\/change of parameters with all the authorities involved in coordination<\/strong>, analysis of the optimal use\/development of land plots owned or to be acquired by the client, selection of solutions\/proposals, by taking into account the solutions of the master plans and other data affecting the project implementation (development density, intensity, possibility to change the designated purpose, connection of communications, and other parameters);<\/li>\n
  • Identification of investment needs for the client<\/strong>, assessing future investments in the object, calculating design and construction costs up to the client\u2019s desired level of completion of the object, estimation of the project\u2019s completion timeframe for the client.<\/li>\n
  • Selection of planners, architects, geodesists, land surveyors, etc.<\/strong>\u00a0and full coordination of designing works, including selection of optimal solutions for projects to be implemented to the maximum satisfaction of the client\u2019s needs, estimation of financial costs of technical design solutions proposed by the designers at a design stage; management of deadlines for designing works, coordination of all procedures of individual designing stages, verification and approval of the drafted design documentation in all institutions, including works with architects\/designers from the production of the design brief for the architect\/designer, drafting of special architectural standards and connection of communications, and other necessary conditions for the design, preparation of pre-design solutions, their approval, preparation of technical designs and obtaining construction permit, coordination of supervision of project implementation by the author of the project.<\/li>\n
  • Selection\/tenders of main contractor\/contractor, subcontractors for the project, with individual selection of project implementers<\/strong>\u00a0based on their capacity to perform the specific project from the point of view of various criteria, such as: available financial, staff, technical\/technological resources, professional experience, proposed estimate of works, timeframe for execution, etc. Negotiations on behalf of the client with the main contractor, contractors, subcontractors, signing of the turnkey and works contracts, with a view to completing the project within the shortest possible timeframe at the best price, in consideration of other contractual conditions, interim payments for the works completed, payment deadlines, retentions of payment\/warranty, mandatory insurances, and any other necessary conditions.<\/li>\n
  • Control of the quality and quantity of works performed by the main contractor\/contractor, of deadlines and sequence of the works during the performance of functions delegated by the client<\/strong>; supervision on site, dealing with all the matters related to the construction works under the project, such as: change of materials\/quantities, coordination of subcontractors\u2019 work, selection of best technical solutions as the situation may require, amendments to project documentation during the construction works, coordination of drafting designs for works, organisation of on-site regular meetings with architects, the main contractors and the client while representing the client to ensure the quality and timely completion of the construction works.<\/li>\n
  • Mandatory technical supervision of the construction project<\/strong>\u00a0in accordance with the Technical Construction Regulations and the Law on Construction.<\/li>\n
  • Organisation of construction completion in accordance with the requirements of the Technical Construction Regulations,\u00a0<\/strong>from the administration of the drafting process of all the necessary documentation for the issuance of the construction completion act, such as: cadastral survey files for newly built structures, amendments to the plot plan, coordination of production of topographic\/geodetic images and of obtaining all the necessary certificates from various institutions or issuing certificates (on energy efficiency, soundproofing, etc.); organisation of meetings of the commission certifying the completion of construction works, submission of all documentation to the said commission, representation of the client in all organisations certifying the completion of construction works, coordination of corrective actions taken after the feedback from the construction completion commission until the registration of a newly built structure in the real estate register;<\/li>\n
